What percentage do property managers collect?

Typically, a long-term rental licensed property manager in British Columbia takes 50% of the first month and 10% of the rent for every month afterward. With short-term vacation rental management in Kelowna, our commissions are fixed and based on the gross nightly revenue that the property earns.

The rates we collect depend on a few factors; the property's earning potential, the length of the rental season available and the size, quality and location of the property also factor in the commission collected. 

Investors can expect to keep up to 80% of the total gross rental revenue. In general, a 25% management fee is collected for properties that earn over $100,000. For any property that makes under $100,000 a year in gross revenue, a 30% fee is invoiced.

Are there any start-up fees?


 

Before launching a property online to rent, there are several administrative duties we coordinate and execute for homeowners. We do have a small setup fee that depends on the property size. We create custom accounts for each property, launch the listing on our website for direct booking, set up payment authorization to deposit all funds directly into the investors' accounts, prepare business license submissions, produce a welcome book, publish a digital self-check-in guide, conduct our inventory audit, safety inspection walk-through and stage the property for our professional photoshoot. All of this is included billable time in our one-time setup fee.

 

Are there any other fees?


Homeowners can hire us to take care of special projects where these tasks fall outside the scope of what's needed for how to host a guest. Deana has years of experience in the home building industry and real estate development. Help with facilitating trades, coordinating with interior designers, managing renovation projects, or preparing for a special occasion where a property owner requires help would be considered an extra service. Who pays for the cleaning fees?


Departure cleaning fees are covered entirely by the guest. Cleaning fees are collected at the time of booking and deposited directly into the homeowner’s bank account. Keys to Kelowna pay the cleaners according to their payment schedules and then invoice the homeowner for reimbursement once per month. The initial deep-clean to prepare the property to hospitality standards, cleaning after the homeowner stays, and any post-construction cleans would be an additional cost and billed as per contract.
